Loft Conversion in Brighton & Hove, East Sussex

This project involved the design and construction of a contemporary loft conversion and rear extension for a private home in Brighton & Hove. The homeowners wanted a modern, open-plan living space that highlighted natural light, featured exposed beams, and used plywood finishes to bring warmth and character throughout.

01. The Brief

The main goal was to expand and transform the existing kitchen area to create a modern open-concept living space that flowed seamlessly with the rest of the home. This would offer a welcoming and functional environment suitable for everyday family life as well as entertaining.

A key part of the vision was to design both the loft and rear extension using contemporary materials, while incorporating architectural features such as exposed beams to add depth and visual interest.

The client’s priorities were clear:

  • A large, open-plan kitchen and dining area
  • A strong emphasis on natural light and openness
  • Use of plywood for internal wall finishes to bring in warmth and texture

02. Challenges & Considerations

One of the main challenges was the need to expose all steelwork in the loft area. This was achieved by using cranked beams to bypass the existing chimney breast. This solution preserved the structural integrity of the space while allowing for a clean and cohesive design.
Attention also had to be given to how the new extension and loft conversion would blend with the existing building. Ensuring a seamless transition between old and new was crucial to maintaining the character of the home, while introducing contemporary features and finishes.

03. The Outcome

The finished design delivered a bright, spacious, and stylish open-plan kitchen and dining area that fully reflected the client’s brief. The layout improved the flow of the house and created a multifunctional heart of the home, ideal for both family life and social gatherings.

In the loft, the use of open space and exposed structural elements resulted in a unique, light-filled environment suitable for relaxation or creative work. Glass-fronted bifold doors were installed to connect the kitchen to the outdoor space, bringing in natural light and enhancing indoor-outdoor living.
