01. The Brief

Our client wanted to expand their family home by making use of the roof space to add extra living accommodation. The main goal was to maximise the potential of the loft area while keeping the structure of the house intact.

They were looking for an innovative and functional design that also looked good – something that would create a comfortable and spacious living area for the whole family. The project needed to be completed efficiently, within budget, and with regular consultation throughout.

The overall aim was to deliver a home tailored to the family’s needs, giving them the extra space they required to live comfortably.

02. Challenges & Considerations

One of the main challenges was keeping the loft conversion under 50m³, which meant we could apply for a Certificate of Lawfulness rather than go through a full planning application. This constraint influenced the overall design and layout from the start.

Another key consideration was improving the look of the rear elevation at roof level. The client wanted better visual appeal from the outside, while also maintaining a clear, open view over the garden. Balancing this with the budget and the functional needs of the project required careful planning.

They asked specifically for three spacious bedrooms and an en-suite, while also keeping enough storage for everyday use. With a thoughtful approach and strong communication, we were able to meet all these requests.

03. The Outcome

The finished conversion includes a striking gable end to the rear, framed in aluminium glazing, giving the property a fresh and modern look. Inside, an open tread staircase allows natural light to flow down into the lounge, making the space feel brighter and more open.
